Earnings

The Earnings section shows:

  • Your net earnings since your last payout.

  • A chart of monthly payout amounts.

  • Long-term reservation earnings and number of reservations since your last payout.

  • Long-term reservation earnings and number of reservations since your last payout.

  • Earnings from fees and number of fees since your last payout.

  • Subleasing earnings, number of reservations, and tenant sublease earnings since your last payout.

  • Monthly service fees (subtract this from all listed earnings above to get the net earnings since your last payout.

  • A table of monthly payouts, showing the date of payout, amount, and change compared to the previous payout.


Manage Lot

Settings for adding spots, inviting members, and rules about your lot are controlled in the Manage Lot section. Typically, this entire section is set up when Parkade is being implemented at your lot, and won't need much modification.

Admin

Lot Status

  • Created: The lot was created, but we have not vetted it yet.

  • Trusted: We vetted the lot and marked it as trusted.

  • Banned: We’ve blocked access to this lot.

Maximum payout amount

  • The maximum monthly payout amount the lot can receive.

Revenue sharing

  • Shows the commission and revenue sharing percentages in place for peer-to-peer reservations and lot-managed reservations.

  • Only Parkade staff can change commission and fee amounts. These are typically set based on a contract, and almost never change.

Info

Lot name

For lots associated with residential buildings, the lot name is typically the name of the building. The building/complex name is usually what residents will search in the app to request to join the lot.

If there are multiple properties with different names (and separate parking lots) under one umbrella name, we'll help create separate lots for each unique property and parking lot to avoid any confusion. This will make it easier for you to manage your lots and for your tenants to find parking.

You should not have multiple lots on Parkade for properties that share one parking lot - instead, secondary addresses are used in this situation (see below).

Primary address

The address associated with your parking lot. The primary address can only be edited by Parkade staff.

Secondary addresses

Secondary addresses are incredibly helpful when you have multiple buildings or parking lots associated with the same property name.

For example, if a property named Parkade St Apartments has a building A (at 555 W Parkade St), a building B (at 343 N Parking Lane), and a building C (at 900 W Car St), but they all share the same parking lot, we'd want to have one address as the primary address and the other two as secondary addresses. That way, when residents enter of the building names or addresses they will all see the same lot (instead of possibly seeing no lot).

You can add as many secondary addresses as you need by clicking the Add button. You can remove them by clicking the “⋮" icon to the right side of each address.

Parking type

You can choose how short-term rentals are provided here (either by the hour and minute, or only daily). Typically, this is set to Hourly.

Privacy

You can modify whether your parking lot is available to the public here.

  • Invite-only: If this is toggled on, members can only join the lot if they are invited, or if they request to join the lot and are approved. If it’s off, anyone can find and join the lot. It should be turned on if you want to control who has access to your lot; if it's off, the lot is essentially a public lot and anyone can access it.

  • Admin-only invites: If this is toggled on, only admins can invite members to join the lot. If it’s off, any member can invite other members to the lot. It should be turned on if you want to control who can invite people to join the lot.

  • Public parking allowed: If this is toggled on, users not logged into Parkade can search for the lot and book a spot without belonging to the lot. If it’s off, that’s not allowed.

    • If it’s on, the drop-down can be used to control which zones have public access.

    • A QR code is always generated and shown on this page that, if public parking is enabled, someone can scan to book parking at the lot.

Gate Access

If the lot is configured with gate-access integration (meaning that renters can open the gate through the Parkade app), this page will show each gate, what zones have access to that gate, and Open Gate buttons that allow you to open gates from this page.

Gate access is a great way to allow your residents to open any gates by just using the Parkade app. If you're interested, let us know and we'll be happy to discuss your options.

Maps

This shows maps for each zone or level of the lot. Each level (or each unique area, such as outdoor or street parking) should have its own map.

When maps are uploaded, a zone is selected for them so that when a renter views a spot in the app, they will also see the map of the area the spot is in. That way they can see where the spot is before they reserve it.

Typically we'll set these maps up during implementation, but they can be edited here if needed.

Billing

Only accounts that are Owners have access to this section.

This shows the lot’s monthly Parkade fee, billing date, and whether you want the fee deducted from the lot’s earnings or billed to a payment method.

If needed, you can manage the payment method you use to pay for the monthly platform charge. You can add and delete payment methods and choose your default payment method.

Payouts

Only accounts that are Owners have access to this section.

Most buildings we partner with keep a percentage of the revenue generated when residents share their spots. Here you can set up or edit what account those earnings are paid to. Parkade uses Stripe to manage both payments and payouts.

A note on payouts: building payouts occur on the 5th of each month and contain all transactions that occurred before the 3rd of the month. This allows us to settle any outstanding charges or changes that might occur (like cancellations).

Spots

Settings in this section have a big impact on your lot's operation. It's important to understand what each setting does.

  • Allow long-term parking requests: When this is toggled on, members can submit parking requests in the app for long-term parking, that other members will see can can accept. When this is off, members can only submit short-term parking requests for other members to see.

  • Flexible lease surcharge: A surcharge that will be applied to flexible end date reservations and fixed end date reservations that are less than the minimum duration set.

    • In the app, members will see a discount for fixed end date reservations that are longer than the minimum duration, rather than other prices showing as having a surcharge.

  • Spot price limits: Three ranges that set minimum and maximum prices that can be set per hour, day, and month for spots. This is where you can set minimum and maximum prices for how much people can charge when they make their spots available for other members to rent.

  • Lot zones: The drop-down menu shows all zones that have been created for the lot. Click Edit to add, remove, or rename zones. Having zones helps to classify spots, associate maps with spots, and more.
